If you’re shopping for a home in Southwest Florida and your budget tops out around half a million dollars, the real question isn’t whether you can find something. It’s how close to the beach you want to be. Within a roughly 30-mile radius across Lee County, that same $500,000 stretches or shrinks depending entirely on location.
I’ve been showing a lot of homes in this price range lately, and five recent sales across five neighborhoods tell the story clearly.
Bonita Springs. 6 Miles to Bonita Beach. A three-bedroom-plus-den home just sold here for $499,000. Built in 1994, about 1,800 square feet, no pool, $275 a square foot.
Estero. 12 to 15 Miles Out. Ten miles north, a three-bed, two-bath with a pool sold for $495,000. Older build (1988), but $250 a square foot with a pool is a solid value. Something worth noting in Estero: as of May 2026, there are only three homes under $500K on the market.
Fort Myers. 20 Miles to Fort Myers Beach. This one challenged the buyer’s market narrative. A brand new 2025 build in a gated community. Four bedrooms, three baths, pool, spa, listed at $500K and sold for $15,000 over asking on May 1st. Twenty miles from the beach, and a buyer still competed to get it.
Lehigh Acres. 30 Miles to the Beach. One of the most consistently affordable areas in the region. A three-bed, three-bath on a half acre with a three-car garage sold for $485,000 here. Built in 2006, plenty of space.
The bigger story is what’s available for even less. As of May 2026, Lehigh Acres has roughly 600 brand new, never-occupied homes under $400,000 with at least 2,000 square feet. It’s an awesome buyer market in Lehigh Acres right now.
Cape Coral. Canal Living Under $500K. Cape Coral is built around miles of freshwater and gulf-access canals, and it keeps delivering at this price point. A fully renovated 2003 build, 2,100-square-foot home with pool and spa, sold two weeks ago for $498,000. And like Lehigh, there are a large number of new homes available here, too: just under 200 brand-new homes listed under $400K.
At $500,000 in Lee County, your dollar buys proximity near the coast and space farther inland. The closer to the water, the more your money goes toward location. The farther out, the more it goes toward square footage, features, and newer construction. Neither direction is wrong. It depends on what you want your daily life to look like.
