What’s going on for home sellers? Right now, inventory is climbing, up as much as 40% to 50% in some neighborhoods. A quick drive through your community makes it obvious. There are more “For Sale” signs popping up compared to six months ago, and homes are sitting longer.
That means one thing: competition. Today’s market is a “price war and a beauty contest.” To win, you’ve got to be the prettiest princess at the ball and one of the most aggressively priced homes on the block.” If you’re not ready to do both, you might be better off waiting.
What’s going on for homebuyers? Things are looking good for buyers because they finally have leverage. That means, they can ask for concessions, negotiate hard, and even submit offers 15% to 20% below the asking price.
Some sellers simply need to move and will go out of their way to make a deal work. But don’t get too comfortable, because the best homes, the ones in top condition and priced right, still sell fast, no matter the market.
However, this shift may not last forever. Rumors have it that the Federal Reserve maycut interest rates this fall, possibly pushing them below 6%. If that happens, buyer demand could jump, competition could heat up, and the balance of power may swing back toward sellers or at least level out.
